The Haralson County Zoning and Permits Department is responsible for interpreting, administering, and enforcing zoning and land use codes and regulations set by the county’s zoning ordinances, development regulations, and provisions of the Code of Ordinances. In addition to following local codes and ordinances, the Zoning and Permits Staff monitors and enforces compliance with state and federal building codes and environmental protection acts.
Building permits are required by county code to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert, or replace any electrical, gas, mechanical, or plumbing system. Permits will only be issued if the proposed construction complies with the provisions of the code pertaining to zoning.
The Zoning and Permits Department assists applicants, residents, realtors, developers, consultants, and others regarding land use, zoning, comprehensive planning, maps, and demographics. The Zoning and Permits staff coordinates land use and planning activities with other divisions and departments including business license approval, private dwelling and building permits, review and approval of plans for zoning compliance, and demographic information.
The Zoning and Permits Division prepares and/or oversees updates to the County's Comprehensive Plan and Future Land Use Map as required by State planning regulations. Zoning and Permits coordinates on an as needed basis with regional and State agencies regarding developments of regional impact.
In evaluating the proposed applications, the board considers the county's Land Use Plan, Zoning Map and Comprehensive Plan. The board considers public input and applicable criteria such as whether traffic created by a proposal would lead to congestion, noise and traffic hazards; whether there is conflict with density patterns in the district and whether the proposed use is compatible with the Future Land Use Map.
Areas of responsibility:
- Interact with residents, businesses, developers to assist with the understanding and implementing of the zoning ordinance.
- Review applications, site plans, etc. for code compliance.
- Coordinate review of rezoning, conditional use permits, variances, and administrative variances with departments and other agencies.
- Inspect the applicable sites to ensure complete review of applications.
- Prepare reports, packages, presentations for the Planning Commission, Board of Zoning Appeals, Haralson County Commissioner, etc.
- Communicate the process and review with interested parties.
- Acknowledge decision of boards and ensure records reflect accordingly.
- Maintain and update the county’s comprehensive plans and participate in the development of plan implementation strategies.
